will only lend to a maximum of 70% (this is the norm for

offers the remaining 30% from a private trust at the same
rate of interest as the Bank offers which is currently 7%
(but set to go down as they enter EU) and tracks that interest
throughout the term of the mortgage, which is 15 years.
