The Banks in Bulgaria will only lend to a maximum of 70% (this is the norm for everyone, Developer and Agent alike) This Developer now offers the remaining 30% from a private trust at the same rate of interest as the Bank offers which is currently 7% (but set to go down as they enter EU) and tracks that interest throughout the term of the mortgage, which is 15 years. This means that the only financial outlay for potential investors is the standard charges that are applicable to every property purchase in Bulgaria.
