Property Description

12 bed House in Czech-Republic

Unique, 18th century town house in Czech Republic in attractive location, £350,000 (negotiable)

Freehold, detached house, 350 square meters, with massive potential.

The house is located in a picturesque World Heritage Site town of KUTNA HORA, a tourist destination 60km East of Prague.

It stands in an attractive and peaceful location at the end of a street (cull-de-sack). Beyond, you can only carry on on foot along a beautiful walking path following a small river or to walk up the hill to the 15th century cathedral. It takes only 5 minutes walk to reach the town above.

A gothic cathedral and a baroque Jesuit College stand proud on top of the hill above the house and, together with a vineyard on the slope, create a splendid backdrop. The Jesuit College houses the Czech modern art collection-GASK, moved there from Prague five years ago.

The house is a baroque town house classified as Historic Monument and has been saved by us from an inevitable death. It has undergone thorough and lengthy restoration (new roof, new oak windows, new water, electrical, gas installations and gas central heating, new plastering indoors and rendering of facades), which gave it a new lease of life but is not quite finished yet.

The fact that there are still things to be done would allow an owner to complete the restoration according to his requirements and taste, and allow for different and varied use of the house- both residential and commercial.

The house, as you can see from the photographs, is very large.
The first and second floors form one large flat- kitchen, 4 rooms, separate shower and WC on first floor and 4 rooms (one with an-suite bathroom, not yet installed) and a toilet. Above, there is a large-ish loft.

The ground floor was to be turned into some commercial use; originally we planned a small cafe/gallery. This floor has never been done and can be made into anything- from two separate small flats to offices or a restaurant, etc.

There is an extension for two-car garage with a terrace above and a second terrace on the ground floor with a pretty view over the town (this was meant to be a terrace of the cafe/restaurant).

At the back there is an area for a garden, still undone and overgrown, to be accessed through the terrace above the garage and belonging to the flat on the first floor.

This house would make an excellent, quiet and cheaper residence for a family than Prague would, it could also be used for business, with easy access to Prague (only 1 hour by train or car).

You may find more about the town itself on line, if you are interested.
