The German property market is to continue receiving increased interest from global investors it has been claimed.
Speaking at the Global Investment Club webinar, Simon Mallinson, director of European research at global investment management firm Invesco, said that the market will see growth across the board, while the office sector will be the strongest.
"Germany is a popular destination," he said.
"Business travel is increasing, tourism is increasing as well and the hotel market is another strong performer in the German market."
It is important to make the distinction here. Mallinson is talking about the commercial sector, whereas we can't fail to see the investment opportunities currently existing in the residential sector.
During the boom, German property was out in the cold; it had its core group of buyers, who were buying to hold over the long term, and a few people trying to predict a German boom in the near term, but overall people bought because of the long term stability the market offered.
So many markets that claimed to be stable over the long term have crumbled in the credit crunch. Germany is not one of them. This now-proven stability is increasing its popularity with residential investors.
Another factor is that today's overseas property investor is increasingly investing based on potential rental returns rather than capital growth. While not at spectacular yields, the rental culture in Germany offers a stable and reliable income from carefully chosen properties -- especially in Berlin.
