Land for sale in Hydra, Greece

The plot of the subject property is located at Hydra island, at Rafalia Street, within the borders of Municipality of Hydra Town Plan. The subject property has a total area of 1,020 sq.m.

The plot is flat. Inside the plot there is dense undergrowth vegetation, 2-3 big fig trees and an olive tree. The property has access through an old door from Rafalia street. There is fencing at its west border on Rafalia street with high stoned wall and its borders are evident at
the other directions as well. The shape of the plot is polygonal. There is a small facade at Rafalia street compared to its length. The plot is appropriate for constructions with residential/ touristic or recreational use.

Another significant benefit of the property is its proximity to the port through a road and the absence of steps which makes the transport of material easier is case of future development. Additionally, the subject property is one of the last remaining at the centre of Hydra appropriate for future exploitation. The building coefficient of the subject plot is 0,5.

Hydra is a very picturesque, aristocratic and cosmopolitan island of the Saronic Bay. As all the islands of Argosaronic Bay is extremely popular destination for the Athens citizens, especially for the weekends. There are 2,500 inhabitants at winter and a lot of Greek and foreign visitors at summer. The town of Hydra – that is the sole town of the island – has been declared as landmark and car transport is prohibited. It is built within two rocky hills and is full of traditional houses with tile roofs, deep blue doors and windows. The mansions of Hydra are made of stone and usually due to sloping ground they are
3 or 4-storey. Most of them have external stairs that ends up at the flat roof. Their rooms are big, high-ceilinged, with arches, embossed interior design, murals, garlands, geometric compositions at the marble floors, side frames and painted wooden ceilings.

The very town of Hydra is a large representative sample of the unique local architecture that combines island and mainland characteristics. Either the plain houses or the mansions have a special and impressive architecture that cannot be seen in other areas of Greece or abroad. That special urban status of the island results in a very limited amount of properties on offers, especially new ones or plots. There is no prediction of extension of the Hydra Town Plan and as a result the few acts that take place do not come from the free market. Since there is significant demand, prices are high and are set by the
amount of easy access of the property, the view and the distance from the central market. The inability to use mechanical means for most works, limited resources, distance from supply centres as well as the construction materials used lead in high costs.

Hydra is connected by ferry with the rest of the Argosaronic islands, Methana, Ermioni, Porto Heli, Nafplio, Astros, Tolo and Leonidio, all year long. From Piraeus Port, trip lasts 3-3.5 hours with conventional ships and 1,5 hour with flying dolphins.
